Why handyman work needs flat rate more than any other trade

The average handyman ticket is small, which means the hidden costs — the drive, the quote, the second trip to the hardware store — are a bigger slice of every job than they are for an HVAC or plumbing shop. Bill hourly and those hours are invisible; the customer pays for wrench time and you eat the rest. A flat-rate book prices the whole job, trip included, and turns the walk-through into a sales tool: while you’re there for the sticking door, the running toilet and the wobbly ceiling fan are two more line items off the same list. If you’re building your list from scratch instead, the step-by-step build guide covers pulling tasks from last year’s invoices.

Keep the half-day and full-day blocks even after you go flat rate. Punch lists with fifteen small items quote badly task-by-task; a block price with “parts billed at cost” closes those jobs in one sentence.

Make it yours in two minutes

Your labor rate isn’t $45 and your margin target might not be 60%. Upload this template (or your existing book) to the free Margin Leak Finder, set your numbers, and download a version re-priced for your shop. It runs in the browser, so your pricing never leaves your machine. And if you also hang doors for a builder or do rental turns, the other trade files in the flat rate price book template set use the same structure, so the books merge cleanly.

Frequently asked questions

Should a handyman charge hourly or flat rate?

Flat rate, for most residential work. Handyman jobs are small, so an hourly bill makes the customer watch the clock and makes your drive time free. A flat-rate task list quotes the whole job before you start, absorbs the trip into the price, and lets you sell three more items off the same list while you’re standing in the kitchen. Flat rate vs time and materials walks through the tradeoff.

What should a handyman price list include?

The jobs you quote every week, each with a name the customer understands, a description that sells the price, the flat price, and your cost underneath it. This template covers the usual spread — doors and locks, drywall and paint, carpentry, TV mounting and assembly, light plumbing and electrical, exterior work — plus half-day and full-day punch-list blocks for mixed to-do lists.

Are the template's prices right for my area?

No — treat them as a starting structure, not your rates. Every price is computed from a $45/hr loaded labor rate with 25% overhead at a 60% target gross margin. If your loaded rate is higher (in most metros it should be), re-price the file against your own numbers before it goes live.

Does the template only work with Housecall Pro?

It works anywhere. The file is a plain CSV, so Excel, Google Sheets, and any field service app that imports a spreadsheet price list can open it. The column names match Housecall Pro's import wizard because that's what most of our readers run.
